Canadian Home Sales to be Reported on Tax Returns Now

I have heard some crazy stories over the last 12 months regarding Canadian and Foreign owners trying to avoid paying capital gains when selling homes. Sellers avoid these taxes by claiming the home is sold as their "primary residence" which is not always the case. New tax laws are requiring us to accurately report the sales of primary homes and rental properties on our tax returns.

Similar trends in the Fraser Valley

In the Fraser Valley, prices are also rising according the February figures from the Fraser Valley Real Estate Board (FVREB).

The benchmark price for a single family home in the valley is $859,300, up 0.4 per cent compared to January and 20.4 per cent compared to February of last year.

Townhomes hit $422,400, up 0.5 per cent since January and 25 per cent since Feb 2016.

Strong Market Continuing

Some thought the market might really slow down however the existing low inventories make for seller markets. While In the Valley sales were more in line with the 12 year median for February, it still is a very good market with Abbotsford and Chilliwack leading the way.

This is what we know so far, we don’t know everything yet.

We are not sure which banks are supporting this but we do know the repayment after the 5 year interest free period will be at P+.50%. Current prime rate would equate to 3.20% interest after the 5 years.
